Ambient Operating System for Multifamily
One intelligent layer across the whole portfolio.
Most operators have bought technology building by building. A leak vendor in one region, a different one in another, separate logins, separate teams, and no way to compare risk between two properties. Care Daily is the layer that unites all of it into one live picture, from a single unit up to the entire portfolio.

The problem underneath
You cannot manage a portfolio through nine dashboards.
The technology is rarely the constraint. The constraint is that each system describes a different slice of the same building in a different vocabulary, so nothing rolls up. Asset management, operations and risk end up arguing from different numbers.
The result is familiar: regional teams standardize on whatever they inherited, capital planning has no comparable risk data across properties, and there is no defensible way to show an insurer or a lender that anything actually improved. Buying more point solutions makes it worse.

The command center
Your business, modeled the way you run it.
Care Daily mirrors your actual hierarchy with role-based access at every level, so a regional manager sees their region, a maintenance lead sees their building, and the corporate team sees everything.
Staff get workflow rather than telemetry: alerts when a unit repeatedly trips, views of stacks with devices offline, a daily summary by email, and a clear triage path into the maintenance system you already use.
What runs on it
Nine capabilities, one platform, one login.
Start with whichever one carries your business case. Each additional capability lands in the same property-centric views instead of adding another system for your teams to learn.
Stove fire prevention
A device between the stove and its power or gas source monitors actual stove use rather than guessing from heat curves. If the kitchen is left unattended, a configurable timer runs and then cuts power or gas to the cooking surface, leaving the clock and controls alive.
Water, freeze and mold
Leak sensing under sinks, at water heaters and behind washing machines, freeze risk before a pipe goes, and temperature with humidity trends that flag where mold will form.
Premium lighting, by voice
Architectural lighting that responds to presence and to a resident's voice, with the sensing built into the fixture rather than stuck on the wall.
Thermostats and water heaters
Automatic climate and hot water management, per-appliance power visibility, and demand response events across a whole property.
Access control
Doors, locks, common areas and amenity spaces join the same picture as everything else, so entry events carry context.
Real-time location
Staff and asset location across a campus or building, so the nearest person is the one who gets sent.
Smart home in the unit
Z-Wave, Zigbee, Matter, Thread, Wi-Fi and cloud-to-cloud devices, so a resident's own equipment is part of the service rather than a competing app.
Daily living signals
Sleep, movement, kitchen and bathroom activity, occupancy and absence, for residents who want that level of support.
Open APIs
Every event and every derived score is available to your own systems.
Start where the loss is
The kitchen is the most expensive room in the building.
Cooking is the leading cause of residential fires, and in multifamily the fire is only the first bill. A sprinkler activation floods the unit below, then the one below that, and a single incident can run through units, contents, displacement and lost rent.
Prevention here is unusually clean, because the intervention is deterministic rather than predictive. The stove either got left unattended or it did not. Protection runs locally on the device, so a unit with no internet is still protected, and installation is measured in minutes per kitchen rather than hours.
Then the same layer keeps going.
Water and freeze sensing, humidity trends for mold, energy and demand response, lighting, access control, location, and resident-facing services. Each one arrives as a capability on a platform your teams already know, not as a new vendor relationship.

The commercial case
A premium living space can command a premium.
Safety and efficiency protect the asset. What raises its value is that the building is measurably better to live in, and that you can prove it.
The data is yours.
Every device event and every derived score belongs to you and to your residents. It is available through open APIs into your BI tools, your data warehouse, your risk models and your work-order system. Use it for ESG and climate reporting, for capital planning, or to show real reductions where you have made them. Care Daily's job is to secure, organize and interpret it, then hand it back in a form you can use.
Start with one property.
Tell us the size of the portfolio and which risk is costing you most. We will scope a first property and the rollout path behind it.
- One command center, unit to portfolio
- Your data, through open APIs
- Predictable install per unit
Thank you, that is with us.
Care Daily reads what comes in and routes it to whoever is best placed to answer.
Start with one property. Design for the portfolio.
We will work through the capability that carries your business case, what a first property looks like, and the rollout path behind it.
